Ms. Carroll is an associate in the Real Estate Practice Group in the Washington, DC office of Seyfarth Shaw LLP.  She focuses her practice in all aspects of commercial real estate transactions.

Ms. Carroll’s work includes counseling clients in the acquisition and sale of commercial properties, entity planning (including formation and structuring with respect to joint ventures, limited partnerships, limited liability companies and corporations), leasing, development, asset management, commercial lending and debt restructuring.  Ms. Carroll drafts and negotiates purchase agreements, conveyance documents, organizational and authority documents, loan documents and lease agreements. She also manages all aspects of commercial real estate due diligence.

Ms. Carroll’s leasing practice includes the representation of both landlords and tenants in the leasing of office, industrial and retail space.  Her finance work includes the representation of lenders in originations, modifications and workouts/restructurings. Her acquisition and sales work includes the representation of private and institutional buyers and sellers of shopping centers, office buildings, multifamily projects and single tenant properties.

  • Acquisitions and Sales.  Representation of purchasers and sellers of shopping centers, office buildings, multifamily project and single tenant properties located in DC, Virginia, Maryland, Illinois and Ohio.
  • Lending.  Representation of lenders in connection with multiple loan transactions, including an agent and co-lender on a $95,000,000 construction loan secured by mixed use project in Maryland, a lender in a construction loan for renovation of historic building in Virginia, various lenders in term loans for office buildings in the District of Columbia, and the lead lender in a $75,000,000 revolving line of credit secured by property located throughout the country.
  • Office Leasing. Representation of landlords and tenants in the negotiation of office leases.
  • Retail Leasing. Representation of landlords in retail leasing transactions with national, regional and local tenants ranging from anchor tenants to restaurants and small shop retailers.
