Alonso Cisneros is a partner in the Washington, D.C. office of Seyfarth Shaw LLP and a member of the firm’s Real Estate Department. His practice focuses on counseling commercial banks and other lenders in connection with the origination, sales and servicing of commercial real estate loans intended for sale and securitization in the secondary market with an emphasis on loans originated under the Fannie Mae Delegated Underwriting and Servicing (DUS) program and the Freddie Mac Optigosm Seller/Servicer program. Mr. Cisneros has extensive experience with the full range of agency loan products, including, seniors housing, targeted affordable housing, Shari’ah structures, manufactured housing, student housing, green financing, value-add and moderate rehab.

In addition to his agency experience, Mr. Cisneros has represented commercial banks, investment banks, regional and local banks and other financial institutions in a variety of loan transactions—including permanent, bridge and construction loans, and split loan structures—secured by all asset classes including retail, office, hotel, industrial, multifamily and mixed use. He also has experience in handling a wide array of commercial and residential real estate transactions including the acquisition, development and disposition of real property.

Mr. Cisneros excels at anticipating and evaluating issues, adequately protecting and advancing the interests of the client, while providing workable and cost-effective or cost-reducing solutions, and successfully completing projects while adhering to required timeframes.

Prior to joining Seyfarth, Mr. Cisneros achieved a unique and impressive range of professional experiences, having most recently served as Counsel at a national law firm in their Washington, D.C., Multifamily Group. In addition, Mr. Cisneros served as a Law Clerk for The Honorable Gerald Bruce Lee in the United States District Court for the Eastern District of Virginia. Notably, Mr. Cisneros served as the Assistant Training and Operations Officer and as Civil Affairs Officer in the United States Marine Corps with the Fourth Civil Affairs Group in Washington, DC. He attained the rank of Major prior to receiving his honorable discharge from the Marines.

Representative Engagements

  • Currently representing large institutional lenders in over 150 financings per year of multifamily properties (apartment complexes, seniors facilities, manufactured housing developments, and student housing facilities) throughout the United States. Transaction values range from $2 million to over $200 million per asset.
  • Currently representing servicers and master servicers on borrower servicing requests for securitized and balance sheet loans.
  • Represented institutional lender in financing of historic building which was refurbished for multifamily use. The building was subject to a façade easement, which required certain subordination language in favor of senior lender.
  • Represented a large institutional lender in a single multifamily mixed-use project loan with over 20 commercial tenants. Transaction value of $175 million.
  • Served as lead attorney handling refinance of student housing complex at the University of Louisville, Kentucky: the loan was secured by a leasehold mortgage and a municipal bond; the project also participated in a payment-in-lieu-taxes program. Transaction value of $40.5 million.
  • Represented a large regional bank in connection with acquisition, pre-development, development and construction loans for various projects in Northern Virginia. The aggregate transaction is valued at $40 million.
  • Represented developer in the sale of portfolio of 35 retail properties throughout Virginia and Maryland. Transaction value of $86 million.
  • Represented regional commercial developer in connection with credit facility for construction of several retail projects in various jurisdictions, with each project owned by a special purpose entity. Total transaction value of $30 million.
  • Represented private investors in connection with the acquisition of 100% of the ownership interests in a hotel.  Transaction value of $26 million
  • Represented local museum organization in financing for rehab of historic building for the museum’s future use. Transaction value of $5 million.
  • Represented regional airport authority in connection with ground leases for aircraft hangar space.
