Gregg D. Bernhard is a partner in the Los Angeles office of Seyfarth Shaw LLP. A member of the Real Estate Department, he focuses his practice on U.S. and international real estate transactions. He represents owners, sellers, buyers, borrowers, tenants and landlords in all areas of real estate law, with an emphasis on acquisition, leasing, financing and development.  His experience includes the negotiation and preparation of purchase and sale documentation, leases, loan documentation, common-interest development documentation, joint venture arrangements, and development agreements. Mr. Bernhard also has experience in structuring various mixed-use projects, including the use of condominium structures and vertical subdivisions.  Mr. Bernhard is also well-experienced in the area of corporate law.

Representative Engagements

  • Represented buyer in the purchase of several trophy properties including major properties in the Union Square submarket of San Francisco and in the Pacific Northwest.
  • Represented both landlords and tenants in various leases ranging from a 6,000 square foot restaurant lease to a 70,000 square foot office lease.
  • Represented a family office in the disposition of two regional shopping centers to a publicly traded REIT.
  • Represented a publicly traded hotel REIT in the acquisition and disposition of various U.S. hotel assets.
  • Represented a vertically integrated, international sporting goods company in its purchase and leasing of various properties in California as part of its re-entry into the United States.
  • Represented national trade organization in the purchase of its national headquarters in Santa Monica, California.
  • Represented developer in the development of a master planned, mixed-use community in Taghazout, Morocco.
  • Represented national expansion mall based food and retail tenant.
  • Negotiated various architect and general contractor agreements for construction projects throughout the United States and Mexico.
  • Completed the acquisition of raw land in Camarillo, California and the negotiation of various construction and mezzanine debt facilities in connection with the construction of an approximately 40,000 square foot office building.
  • Involved in the conversion of various buildings in California to commercial condominium including the drafting of the condominium declaration and ancillary documentation.
  • Involved in the vertical subdivision and improvement of various properties in California in connection with the development of multi-use buildings containing retail shops, restaurants, entertainment venues, for-sale residential condominiums and hotels.
  • Assisted in the purchase of several hundred acres of vacant land on the island of Hawaii. Negotiated various joint venture agreements in connection with the development of luxury residential homes, condominiums, time-share units, a beach club and a private golf course.
