Dennis Greenstein Quoted in The Cooperator
"Go Ahead, Sue Me!"
Dennis Greenstein was quoted in the June 2010 issue of The Cooperator in the article, "Go Ahead, Sue Me!" The article discussed how the dynamics differ between co-op and condo buildings and outlined how to handle lawsuits within a building community. According to Dennis, “There’s less chance of a conflict with the condominium association because the condo is an association and the units are independently owned." However, he added that in a co-op building, the co-op owner owns shares in the entity and the board has a greater role in the co-op. For this reason, he noted that there are generally fewer conflicts that arise in a condo situation.
The article also outlined steps to take when handling a lawsuit, whether you are the board president or an individual being sued. Dennis pointed out that lawyers try not to push people into litigation. He added, "Our advice is to settle it if you can arrive at acceptable terms. We might send a letter or get into a conversation with the attorney for the defendant if it’s not resolved, but we try to settle and keep the emotion out of it because sometimes people are so angry.”
