Dennis Greenstein was quoted in the October 2008 edition of The Cooperator - The Co-op & Condo Monthly in the article, "Sharing Difficult Decisions With Residents." The article discussed how co-op and condo boards are faced with the same belt-tightening issues that families are faced with in today's difficult economy. Many boards will be faced with the prospect of raising maintenance fees, instituting assessments or levying flip taxes. According to Dennis, there are a few hot-button topics that are almost guaranteed to sir up trouble among residents. Dennis explained that first among them are "money and decorations. I've always said, if you want a quorum at your next meeting, just tell the residents that the lobby's being redecorated." Dennis continued by explaining that showing people the rationale behind decisions can take away some of the mystery, “You always have to explain the pros and cons in terms of maintenance increases or assessments.”
Dennis concluded that when it comes to changing policies, “You have to be sure that new rule announcements get sent out in a timely manner. In some instances, there have been snafus and people didn’t get the notices. Residents should have 30 days notice with new rules and updates should be included in all sales packages.”
