Dennis Greenstein was quoted in the real estate Q&A column of The New York Times on Friday, December 12, 2008. The letter writer wanted to know if they have an obligation to be honest on their application to purchase a co-op apartment. The letter writer would like to make alterations on the apartment, but was encouraged by their broker not to disclose this information to the co-op board even though several other units have been modified.

Dennis responded that the writer has an obligation to answer the questions honestly. Since the board has a history of approving alterations, this provides another reason for the letter writer to be candid in the admission application. He further noted that the right of the letter writer to alter the unit will be governed by the proprietary lease, which most often would require obtaining the reasonable approval of the board.
